Facility Information Specification

Facility Information Specification (FIS) defines a detailed, prescriptive specification of the precise information needed by facility managers to operate and maintain a facility throughout its useful life.

1. Information Scope

  • Define list of building spaces (e.g. floors, rooms, zones, wings) and asset groups including building elements (e.g. fire doors, light fixtures).
  • Define asset groups/types (e.g. AHU. Boilers, Pumps) that is maintained and tracked. US CAD Standards should be considered.
  • Specify structured data requirements (Properties and Attributes). OmniClass Table 23 should be considered.
  • Specify unstructured data requirements – Documents including drawings, owner manuals, warranties, etc.

2. Spaces and Assets Naming Conventions
Establish concatenated naming conventions for building spaces and asset groups/types.

3. Data Format Requirements
Specify the data file format for information deliverables that is supported by the FM software. If information is captured in the BIM, require that the data is exported in that format. Exported data must be in the specific layout and structure that conforms to the proprietary data model of the FM software.

4. Document Format and Naming Requirements

  • Specify format for all closeout document submittals: “intelligent” pdf format; software-generated, individual, editable and searchable.
  • Specify how documents are named using a concatenated naming convention.

• VFC can assist facility owners to specify their facility information requirements in the language of BIM and confirm that their information deliverable requirements are being met. VFC will standardize facility data requirements for the facility owner by developing the Facility Information Specification (FIS).
• VFC will work with the facility management team to prepare the FIS and with the capital projects team to integrate it into the RFPs for design and construction services and into construction specifications as part of the required submittals. This allows the design and construction teams to be conditioned to the facility information needs prior to their selection.
