BIM-FM for Owners

 Develop and Manage a Handover Program to Deliver an FM-Capable BIM

We will work with facility owners to develop standards for information and geometry requirements of an FM-Capable BIM to insure an owner-driven BIM handover. We will also work with owners post project closeout to maintain and update all delivered BIM as-builts.

Specifically, our services to facility owners will include:

Define Requirements for a Data-Centric FM-Capable BIM

  • Conduct data needs analysis to determine required lifecycle information for a BIM to FM.
  • Define requirements for Level of Information (LOI)
  • Develop Facility Information Specification (FIS), including information scope, spaces and assets naming convention, data format requirements, and document format and naming requirements.
  • Develop and publish standards for a Data-Centric BIM.

Define Requirements for a Systems-Centric FM-Capable BIM

  • Define requirements for Level of Development (LoD)
  • Define requirements for Level of Accuracy (LoA).
  • Define model viewing and search requirements – Specify requirements for operationally useful viewpoints and search sets to allow for a system-centric model navigation/analysis.

Develop and publish standards for a System-Centric BIM.Define Requirements for Operational Impact Analysis
Identify operational links and dependencies among components of facility systems to analyze and track, in real time, the impact of an operational emergency on systems, zones, spaces, and building occupants and users.

Quality Control of As-Built Models at Project Closeout

  • Using Augmented Reality (AR) applications, perform quality inspection of the model to compare actual to design.
  • Verify Level of Information (LOI), Level of Development (LoD) and Level of Accuracy (LoA) of the as-built BIM model and insure that it is customized as a systems-centric model with the required viewpoints and search sets..

Manage Integration of As-Built BIMs with Facility Management Systems at Handover

  • Define requirements for direct integration of model data with the facility management system including Computerized Maintenance Management System (CMMS) or Integrated Workplace Management System (IWMS).
  • Implement custom solutions for linking model data with CMMS or IWMS using various tools such as Dynamo, Pentaho, Agile Handover, CodeBook, etc.

Update Model Geometry and Information Post Handover
Provide services to keep up with model changes as the building continues to evolve to insure the BIM is up to date and the information remains valid.

Other

Review BIM execution plans (BIMxPs) delivered by design and build teams to insure compliance with BIM-FM standards and contract requirements
? Represent the owner during design and construction phases to verify the accuracy and completeness of the model and insure the delivery of an FM-capable as-built BIMs.
